Rates are for 1-12 guests.  Maximum occupancy 12 guests.  

There is a two night minimum stay for all bookings.

Peak season weekend rates apply to holiday bookings.  

Thursday-Friday and Saturday-Sunday stays will be charged at the weekend rate.  

Check-in time is 4pm, check-out is 10:30am.  We cannot accommodate early check-in and/or late check-out times.

Policies:

By placing a reservation, you acknowledge that you have read and agree to the rules and rental polices listed below. If you have any questions concerning these policies, please contact us by phone or email and we will review them with you prior to making your reservation.

Reservations - All renters must prove to be at least 25 years of age with a valid driver's license. A 50% deposit is due at the time of booking.  The remaining 50% balance is due 30 days prior to your stay.  If your arrival date is within 30 days of booking, the full amount is due when making your reservation. An active credit card is required at the time of booking which will be kept on file and automatically charged the remaining balance 30 days prior to your stay. NOTE: The credit card on file may be charged to cover any damages, theft and excessive cleaning expenses that occurred as a result of your stay. An itemized list of any damages and the replacement/repair cost will be sent to you prior to charging the credit card on file. 

 

Cancellations and Refunds Cancellations more than 30 days prior to your arrival date will be given a full refund less a $100 cancellation fee.  Cancellations 14 to 30 days prior to your arrival date will receive a 50% refund. No refunds will be issued for cancellations fewer than 14 days before arrival.

No refunds will be given due to weather conditions, early departures or power outages.  

Guests are required to notify the owner immediately of any malfunctioning or broken amenities. We will take steps to restore these amenities as soon as possible. We do not issue refunds in the event of mechanical failures, unexpected availability of items, hot tub issues or utility problems.

As of April 2020 the travel industry changed with Covid-19.  Refunds for Covid-19 are only offered if there is a full travel ban in place. Guests may consider purchasing trip insurance for additional coverage outside of our cancellation policies.  Interested renters should visit https://www.squaremouth.com/

Parties - No student groups, house parties or unauthorized receptions permitted.  No unauthorized guests/day visitors permitted.  We do not rent our facility for after-prom, college formal parties, fraternity or sorority parties.  Parties and unauthorized guests will result in early departure and no refund will be given.

Pets - We love pets but our lodge is not pet-friendly. Evidence of pets will result in a $300 fine charged to your credit card.

Fireworks/Firearms - No fireworks and/or firearms are permitted on the property.  Evidence of fireworks and firearm usage will result in a $500 fine charged to your credit card.

Smoking - Smoking is not permitted inside our rental or on the wooden deck or porch area.  Evidence of smoking in these areas will result in a $350 fine charged to your credit card.

Grill - Please clean the grill after each use with the cleaning brush provided. Should propane run out during your stay, you may be asked to replace it at a nearby store and we will provide reimbursement.  

Linens/Towels - Bed linens are provided. We provide one towel set per guest. Please bring additional towels for hot tub use.  

Parking - Parking is permitted on gravel or concrete areas only. Parking on grassy areas is not permitted. Please be advised our lodge sits at the top of a hill. Four wheel drive is strongly encouraged, especially in wet and snowy conditions.

Fire pit - Do not leave burning fires unattended.  Please extinguish fires when leaving the cabin or going to bed. 

Guests are not permitted to bring firewood from home.  Insects and disease travel in wood and can damage our state forest, therefore please purchase firewood from a local site only.  There are several convenience stores and groceries in the area that have bundles of wood for $5-$10/bundle.  Absolutely no cutting wood on the premises. A $500 fee will be charged to your credit card for altering trees in any way.  

Trash/Disposal - Trash must be tied and placed in the outdoor receptacles.  Please do not leave trash around the receptacles or inside the lodge. At the end of your stay, we ask that you please take all trash down to the bottom of the driveway and deposit it in the dumpster.  A fine up to $50 will be added if trash is not removed.

When using the garbage disposal, please limit the amount of food processed down the drain.  Throw away food items whenever possible.  

Hot Tub - Please adhere to the following rules.  Failure to follow these rules will result in fees charged to the renter's credit card on file. 

Shower before and after hot tub use.

Do not put anything in the hot tub - bubbles, lotion, oils, soap, food, drinks.  If the hot tub needs to be drained and refilled as a result of the use of these items, a fine will be charged.

The hot tub must remain between 100 and 104 degrees.  The chemicals used to treat the hot tub work best at this temperature.  If the temperature is set below 100 degrees, a fine will be charged.

The cover must remain on the hot tub when not in use. Please do not sit on the hot tub cover.  Damage to the cover will result in a charge for the cost of replacement.

Glass is not permitted in and around the hot tub.  

Children under age 18 using the hot tub must be supervised by an adult at all times.

Pregnant women or those with heart conditions or other health concerns should consult a physician before using the hot tub.

Please be careful when entering and exiting the hot tub to avoid accidents. 

 

Boundary/Property Lines - Our lodge sits on 15+ wooded acres.  Boundary lines are marked on the property with ribbon. Please observe our property lines at all times and do not trespass. We appreciate your serious attention to this matter.  When hiking on the property, children must be supervised at all times.

Septic - Our lodge operates on a septic system.  The system will clog if improper materials are flushed, please do not flush anything other than toilet paper.  

Pests - While we routinely treat our cabin , we are in the middle of the woods and it is likely you will encounter insects, spiders or mice. Please do not leave food outside or leave doors open. We will not issue a refund for pest encounters. 

 

Damages/Check-Out - Please view and adhere to check-out instructions posted at the lodge.  Please take proper care of the lodge and surrounding property and leave it in the same condition it was upon arrival.  Failure to do so will result in additional charges to the credit card on file.  

Injury/Loss/Illness (Indemnification and Waiver) - Owners of Three Hills Lodge are not responsible for any accidents, injuries or illness that may occur while on the premises. By accepting a reservation, it is agreed that all guests are expressly assuming the risk of any harm arising from their use of the premises or others whom they invite to use the premises.  All guests are responsible for their own actions during the course of their stay and agree to release and hold harmless Three Hills Lodging LLC, the owners of Three Hills Lodge and its affiliated parties from any and all claims, demands, costs, liabilities, losses, expenses and damages arising while in or around the premises.​

Please forward this agreement onto any members of your party.  Failure to follow these policies will result in fees charged to the renter's credit card on file.
